Today, MF manages thousands of units and over 100 corporations across southwestern Ontario. To assist us with this process, we have chosen Shift Suite to properly vet and monitor all Vendors working with MF. Preference will be given to local contractors in the areas we service. The Application fee is to cover the costs of ensuring all our Vendors are in compliance.  We appreciate your immediate attention with getting your company on our approved Vendors List.  Please note it may take up to 5 days to vet your application and profile.

MF may take up to 5 days to vett your application and profile. Please be sure that your profile is completely filled out and updated with your latest documents. New vendors may be asked to provide references for internal review.

Please review & agree to the Approved Trade Requirements below:

Approved Trade Requirements - As an Approved Trade company providing services to MF Property Management Ltd. clients, I (we) agree to the following conditions:
I Agree Certificate of Commercial General Liability Insurance: I (we) agree to always maintain liability insurance with a minimum amount of $2,000,000.00. We have enclosed a copy of our current insurance certificate in our profile. The Contractor shall also be responsible to provide updated certificates to MF Property Management Ltd. prior to expiry.
I Agree WSIB Coverage: I (we) agree to maintain WSIB coverage as per the requirements of the Workplace Safety and Insurance Act. We have enclosed a copy of our current clearance certificate in our profile and will provide updated copies as necessary.
I Agree Invoicing: I (we) understand that MF Property Management Ltd., only acts as “Agent” for their Condominium Clients. I (we) further agree the Corporation will only approve invoices if the invoices are billed as below, and if the original documents are emailed to mfprop@mfproperty.com, or received at the address shown below.

I Agree Quotations: I (we) agree that quotes will only be accepted on behalf of our clients by MF Property Management Ltd. if they are addressed to the client as shown in the invoicing section above. Quotations may be sent by direct mail, or via email to the attention of the property manager. All quotations will be on contractor letterhead and bear the signature of a person capable of binding your company. All other quotations will be rejected.
I Agree Licensing: I (we) agree to maintain all mandatory/required licenses for any and all staff related to the work being done for the Corporation. We have enclosed a copy of all current necessary licenses and will provide updated copies as necessary.
I Agree Accessibility: I (we) acknowledge that as a vendor of MF Property Management Ltd. and/or their Condominium Clients, we are bound to comply with the Accessibility for Ontarians with Disabilities Act, 2005 (AODA) as amended from time to time.
I Agree Safety: The Contractor must strictly adhere to all requirements of the Occupational Health and Safety Act and all applicable Rules and Regulations as set out by the OHSA. The Contractor shall ensure that any employees working at condominium sites are familiar with these requirements and have the required training as prescribed by the OHSA and all applicable Rules and Regulations. Enforcement of this on site is the responsibility of the Contractor. The Contractor is required to attain all necessary permits and authorization as required by any authority having jurisdiction. The Contractor shall assume the responsibility for meeting any and all Ministry of Labour requirements.
I Agree We, the undersigned contractor (the "Contractor"), understand and fully acknowledge that we are hired and contracted by the Corporation and only the Corporation, and not by MF Property Management Ltd. MF Property Management Ltd. and all its affiliates, employees, officers, directors, and other staff, are not responsible or liable for any disputes and/or matters related to any contract work (the "Work") being carried out by the Contractor.
I Agree We, the undersigned contractor (the "Contractor"), understand and fully acknowledge that we are hired and contracted by the Corporation and only the Corporation, and not by MF Property Management Ltd. The property manager employed by MF Property Management Ltd. will not under any circumstance be able to sign any contract. The Corporations’ Board of Directors are the only ones who can bind the corporation into a contract of any kind.
I Agree Terms & Conditions: I (we) agree to be bound by the terms and conditions contained above, and contained in the MF Property Management General Terms and Conditions document..
